BoiseDev first broke word of a new 7-story building along Myrtle St. in Downtown Boise earlier this year. Now we have our first look at how the project could look.

WinCo Foods applied to build the project in March with a request to rezone the parcel that currently serves as parking across Ave A. from the grocer’s Downtown Boise store. The Boise Planning & Zoning Commission approved the rezone in May. It allows a boost in density in the area.

The applicant said it planned to build a young professional housing building, plus ground floor commercial. St. Louis, MO-based Collegiate Development is developing the project. The company develops housing for students around the country, next to schools like University of Missouri, Clemson, Arizona State and more.

Renderings show a mix of colors and materials. The ground floor is wrapped in a striped facade in tans and browns. Above, the six floors of residential units show four different looks – in shades of grey and maroon.

The project includes 243 housing units in studio, one, two and four-bedroom configurations for a total of 342 bedrooms. To serve the project, workers will build 336 parking spaces, wrapped inside the residential components. Rooftop decks are planned on the second and sixth floors. The plans show a large 11,000 square foot courtyard on the second floor.

The plans show a 7,500 square foot retail space at the corner of Myrtle St. and Ave A.

The Winco project is one of at least seven on the drawing board that would add more than 1,000 residential units in the area north of Julia Davis Park.

The project will next go before Boise’s Design Review Committee. No date set.

Crews should wrap the project by spring 2022, according to the application.
